Concrete Maintenance for Warehouses and Industrial Slabs

A warehouse floor is a working asset. Every forklift pass, pallet drop and reach-truck turn wears it down, and once joints break down or the surface starts spalling the damage accelerates fast - along with the risk to your MHE, your stock and your people.

Perfect Concrete Care maintains large industrial slabs across New South Wales and Queensland: distribution centres, cold stores, factories, workshops and hardstands. We repair what is failing, grind back what is unsafe, and set you up with a planned maintenance program so the floor stops surprising you.

What we maintain

  • Joint repair and re-sealing – arris (edge) breakdown, spalled joints, failed sealant
  • Spalling, delamination and pothole repair in trafficked slabs
  • Crack repair and injection, including cracks that leak
  • Grinding to remove trip hazards, lippage and surface damage
  • Slab levelness and surface issues around racking, doors and dock areas
  • GPR scanning before any coring or penetration, so nothing gets hit
  • Cutting and coring for new racking, services, drainage and fit-out changes
  • Polishing and surface refinement where appearance and dust control matter

Planned maintenance programs

Most damage we see was cheap to fix six months earlier. We can put your sites on a scheduled program:

  1. Assess – we walk the slab, map defects and photograph them, and give you a prioritised register.
  2. Prioritise – safety and MHE-damaging defects first, cosmetic last, with a budget against each.
  3. Deliver – planned works in agreed windows, so repairs happen before they become shutdowns.
  4. Review – re-inspection each cycle, with the register updated so you can budget the next year.

Multi-site operators get one point of contact and consistent reporting across every facility in NSW and QLD.

Distribution centres do not stop, so we do not ask them to.

We work nights, weekends and staged bays, isolate small areas at a time, and keep dust, water and noise controlled so the rest of the shed keeps running.

Our crews are inducted, ticketed and used to live sites with traffic management, MHE interaction and strict housekeeping.

Now that Perfect Contracting had completed the defit via structural steel demo, soft strip and rubbish removal – it was time for Concrete Care to shine.

The day after the two Jarek’s left, six PCC vans descended on the job for the final phase of Unita’s Defit and Make Good. Fuji Xerox’s decade-long tenancy had brought with it the idiosyncrasies of long term tenure. This presented several challenges for their clean exit.

FAQ

What does concrete maintenance actually cover?

Repairing and maintaining an existing slab: joints, spalling, cracks, worn or uneven surfaces, and any cutting, coring or scanning needed as the facility changes. It is about extending the life of the floor you already have.

Can you work while the warehouse is operating?

We stage the work bay by bay and run nights and weekends where needed, so operations keep moving.

How quickly can a repaired area be back in service?

It depends on the repair and product used. Many joint and spall repairs can take traffic within hours. We will tell you the return-to-service time before we start so you can plan around it.

Do you cover multiple sites?

Yes. We run maintenance programs across multiple facilities in NSW and QLD with one point of contact and consistent reporting.

Do you scan before coring?

Always. GPR scanning is standard before any penetration so we do not hit reinforcement, post-tension cables or services.
