Choosing between grind and seal, honed and polished

These three get used interchangeably and they are not the same thing, which is why quotes vary so much. Grind and seal is a light grind then a topical sealer. It is the cheapest, looks good and needs recoating every few years.

Honed and fully polished floors go deeper into the slab and use densifiers rather than a coating on top, so the finish is in the concrete rather than on it. They cost more up front and last far longer under traffic. We will tell you which one suits your floor and your traffic rather than quoting the one with the best margin.

Preparation is most of the job

Old adhesive, epoxy, tile beds and paint all have to come off before anything else happens, and that is usually where the time goes. If a quote looks cheap, check whether removal is really included.

We also flag slab problems early. If the surface is soft, badly cracked or has been patched with something that will not take a polish, you need to know before we start rather than halfway through.

    • Adhesive, epoxy and coating removal
    • Tile bed and screed removal
    • Crack and joint repair before finishing
    • Moisture and hardness checks on the slab

    Warehouse and industrial floors

Forklift traffic, joint spalling and dusting slabs. The usual brief is a floor that stops creating dust, takes traffic and can be cleaned properly. Grind and seal or a densified polish does that, and joint repair usually needs to happen at the same time.

    Showrooms, retail and offices

Here it is about appearance and consistency. Exposure of aggregate, gloss level and how the floor meets walls and thresholds all matter, and they need agreeing before we start because you cannot undo an exposure level.

    Car parks and safety coatings

Line marking, bay numbering, ramp coatings with grit for traction, and colour delineation for pedestrian routes. We stage those level by level so the car park keeps operating.

Before you compare quotes: Ask every contractor which finish they are pricing, grind and seal or a mechanical polish, and whether removal of the existing coating is included. Nine times out of ten that explains a price difference, not workmanship.

    Questions we get asked

What is the difference between grind and seal and polished concrete?

Grind and seal puts a coating on top of a lightly ground slab. Polished concrete uses densifiers and progressive grits so the finish is in the slab. Polished costs more and lasts much longer under traffic.

How much mess does it make?

Less than people expect. We run vacuum shrouded grinders, so the work is largely dust controlled, though wet stages do create slurry that we contain.

    Can you work around us?

Yes, we stage areas so you keep operating, and work nights or weekends where the space cannot be given up during the day.

How long before we can use the floor?

Depends on the system. A polish can often take foot traffic the same day. Coatings and sealers need cure time and we will give you the real numbers up front.

Will old adhesive or paint come off?

Yes, that is part of the preparation. It is often the biggest single item in the price, so make sure any quote you compare includes it.

Got a floor that needs doing?

Tell us the area, the current surface and what you want it to look like. We will price it properly.
