The job

Ceerose brought Perfect Concrete Care onto 32 York Street in the Sydney CBD for coring, cutting, grinding and patching works across the fitout, floor by floor as the program progressed.

The job ran from November 2023 to August 2024, roughly nine months, with crews returning to the building as each floor came up for works.

What we did

  • Core drilling for services penetrations through slabs and walls
  • Concrete cutting including wall sawing and stitch drilling where needed
  • Floor grinding across open floor areas ahead of the next trade
  • Patching and grouting wall corners and penetrations to a finished surface
  • Self levelling and jackhammer and patch work on smaller repair sections

What made it hard

A CBD office tower fitout spread over nine months meant coming back to the same building again and again, each time picking up wherever the fitout program had gotten to since the last visit.

Every return meant resetting the work area, checking what had changed on the floor, and fitting coring, cutting and grinding in around other trades working the same space.

How it was done

Coring and cutting went ahead where services and penetrations were needed, with wall sawing and stitch drilling used on sections that called for it.

Floor grinding cleared open areas back to a clean slab ahead of the next trade, and patching, grouting and self levelling work closed out wall corners, penetrations and smaller repair sections to a finished surface.

Lessons learned on this job

Every job teaches the crew something. These are the ones we took from 32 York Street, and we use them on every long-running fitout job in an occupied CBD building.

What worked

  • Checking in on the fitout program before each return visit, so the crew knew what had changed since the last one
  • Resetting the work area properly every time rather than assuming it was still as it was left
  • Matching the method to the section: coring and cutting for penetrations, grinding for open floor, patching and self levelling for smaller repairs

What was difficult

  • A job spread over nine months rather than one continuous run, coming back to the building floor by floor
  • Coordinating coring, cutting and grinding around other trades working the same floor
  • Keeping the scope straight across a long list of return visits on the one address
