The job
Plant deck coating removal on a multi level building in Coorparoo, Brisbane. The deck is a long, narrow roof level walkway between a blockwork parapet and the building face, with electrical kiosks, condensers and two concrete condenser plinths along it. It was finished with an old trafficable coating that had to come off before the deck could be re-coated.
NCR, a remedial builder, brought in Perfect Concrete Care to grind the old coating off the walkway, the plinths and the wall upturns, back to bare concrete. Our Queensland crew started on 4 June 2026, finished the grinding in the third week of June and came back in early July to chase a wall along the building face.

What the plant deck coating removal involved
- Floor protection laid through the lobby and corridors before any plant came in, so nothing was marked on the way through the building
- Grinding the old coating off the walkway with a walk behind floor grinder on dust extraction
- Hand grinding the wall upturns, kiosk bases, drains and the tight spots around the condensers and pipework
- Stripping and grinding both condenser plinths and their surrounds back to clean concrete
- Washing the deck down and taking all the gear out at the end
- Chasing the wall along the base of the building face in a return visit

What made it hard
The deck is long and narrow, with kiosks, condensers, pipework and gas bottles along it. The floor grinder could only work the open runs, so every edge, upturn and plinth corner was done by hand.
The only way to the deck was through the building. Everything went up and down through the lift and corridors, so floor protection went down first and stayed down until the gear was out.
It is an open roof deck, and a wet slab won't grind clean. On showery days the crew worked in the drier stretches and came back to the rest once it dried.

How it was done
The walkway was done first, floor grinder down the middle and hand grinders along the parapet, the building face and around the kiosks. Then the crew moved to the plinths, one at a time, stripping the coating off the tops and edges and grinding the surrounds.
Once the deck was all bare concrete, it was pressure washed, the gear came out and the protection was lifted. The wall chase along the building face was done on a separate visit in early July.

Outcome
The walkway, both condenser plinths and the wall upturns were handed back to NCR as bare, clean concrete in June 2026, washed down and ready for the new coating system, with the wall chase finished in early July.

Lessons learned on this job
Every job teaches the crew something. These are the ones we took from Coorparoo.
What worked
- Protecting the lobby and corridors before bringing any plant in
- Doing the open walkway first, then the plinths one at a time
- Finishing with a washdown so the deck was handed over clean
What was difficult
- A long, narrow deck with a lot of plant and pipework to work around
- All access through the building, lift and corridors
- An open roof deck where showers stop grinding until it dries
